A rough guide only. Lenders do not use a simple income multiple. They assess your income, outgoings, credit history and deposit, and each one does it differently.
Land Transaction Tax
Rates checked on 7 October 2026 against GOV.UK, the Welsh Revenue Authority and Revenue Scotland. Tax rules can change and reliefs depend on your circumstances, so confirm the figure with your solicitor or conveyancer.
Interest you could save
An illustration only, assuming the rate stays the same. Many lenders limit overpayments, often to 10% of the balance a year, before early repayment charges apply. Check your mortgage terms first.
Loan to value
Lenders usually price mortgages in loan to value bands. A lower band generally means more lenders and lower rates to choose from, although it is never guaranteed.
Gross rental yield
An illustration only, based on an interest only mortgage. It ignores tax, empty periods and purchase costs. Lenders test rental income against their own, usually higher, notional rates.
Monthly payment afterwards
An illustration only. It assumes interest keeps building during the holiday, is added to the balance and the end date of the mortgage stays the same. A payment holiday must be agreed with your lender first.
